Today we will walk through the new district of Bremen Überseestadt, which can be translated as the City above the Water.

Like many other similar districts, this one appeared on the site of the old port. Most of the houses you see in the photos were built around 2016, but at the moment, only part of the territory is built up and port warehouses will continue to disappear. Construction continues right now.

Developers in all countries are very fond of such places, first of all, because no need to worry about limited space or height standards relative to other buildings.

In Germany, the construction of a district is going on differently than, for example, in Ukraine or Russia, where one developer responsible for the whole district. If you look at the previous photo, you will see that the houses are in groups of 2-4 of the same design. Each of these groups has its own developer, and hence its own architect. There is no single developer for the entire district.

Recently, there has been a tendency that at least half of the newly built apartments the developer does not sell, but leases.

Sometimes the city imposes restrictions on the design of buildings, for example, due to other buildings nearby or the historical significance of the place, but obviously not in this case. Here you can see a variety of houses, including even one high-rise.

This 20-storey building is called the Landmark Tower, it was built here the very first, in 2011. A distinctive feature is the terraces that encircle the building. Thus, each apartment has a rather impressive terrace, or even two.

You ask how much an apartment costs in this or other houses? 5 years ago, apartments here were still sold at a price of about 3500 - 4700 euros per square meter, which is already quite inexpensive for 2021, since prices have increased significantly.

It is worth saying that it is almost impossible to buy apartments in the district now. In Germany, there is a speculative tax that is valid for 10 years from the date of purchase, and therefore the owners simply do not list apartments for sale, even if they bought them for investment, they just wait. I have not found a single offer on real estate websites.

Though you can rent apartment here, for example the two-room apartment which I shown above cost 1600 euros per month (120 square meters). As you can see, it is quite large, the fact is that there are only 53 apartments in a 20-storey building, 2-3 apartments per floor.

This high-rise building and the houses around it, is perhaps the most elite place in the district at the moment. The next photo shows a hypermarket in the background and a large park on the left.

Here you can find a concrete skate park, a workout area, a parkour area, minifootball playgrounds and children's playground. If I were a child, I would like to live here.

There are also a large recreational area in the park .

Pay attention to the house near the park. It is also completely covered with terraces.

We go for a walk along the embankment. As I said, the houses here are very different, there is even a house with closed balconies.

But almost all other houses have open balconies or terraces. Pay attention to the protective shutters that are installed by default in all apartments.

In the next photo, you can see solar panels and ventilation systems on the rooftops. If I am not mistaken, then from next year all new buildings in Germany should have solar panels according to the new energy saving standards.

By the way, the newest apartments no longer have radiators, unlike the high-rise building of 2011. How do they heat the room in winter? Several ideas are involved here. This is a warm floor, multi-layer walls, three-chamber double-glazed windows and a special ventilation system with heat recovery.

In the next house on the first floors there are private grass terraces fenced with hedges. Pay attention to the terrace on the top floor, where you can play football.

There are no closed housing districts in Germany, at least I have not met. In fact, you have free access to all houses. But sometimes access to the lawn between the houses can be limited.

The embankment ends with a rather long pier for walking

and a fairly large beach. Well, this is not a swimming beach, just a large stretch of sand where you can sunbathe or play beach volleyball.

Warehouses and various factories are visible in the background. Probably construction will continue there in the future.

For those who lack a hypermarket and a park, there is a large shopping and entertainment center nearby, with cinemas, shopping and various entertainment.
